Beginning in December 2016, Marita Tedder spent 2 years flipping houses. Some she owned and some she managed for the owners. With that background, Marita always works toward the most cost-effective approach to achieve the desired results. 

During that time, following a burst pipe and ensuing water damage, Marita also designed and managed the remodel of a friend’s master bath and kitchen. This friend was also a well-known Realtor in Lubbock. 

Marita stopped flipping houses in June 2018 when her then 90-year-old mother, Florence Littauer, moved in with Marita and her husband. For her age, Florence had been in very good shape, but needed enough care that Marita couldn’t be gone from the house from 8 AM to 6 PM. Florence passed away in July 2020. In the Spring of 2019, when Florence was doing better, Marita’s Realtor friend referred her to a client of hers for a master bath remodel. That project became the Curbless Bathroom Remodel. Those homeowners referred Triumph Properties to the Bling Project—which included the Jack and Jill bath, the laundry room, the master bath, master bedroom, and kitchen. Next came the St. Charles Spa Project. There Marita and her team did the master bathroom, the laundry room, the second bathroom and finished the Kitchen in June 2020. Then came the Herb Lady Shower remodel and the Urban Chic Kitchen remodel. In September, October, and November 2020 (9 weeks total) they did a large kitchen/laundry room remodel: the Modern Whimsey Project. 

There have been smaller projects and big ones. Marita and her team have most frequently been asked to redo bathrooms and complete full kitchen remodels. Triumph Properties’ niche is budget friendly projects in the midrange. They do not do flip houses, nor do they do mansions. No more than two projects are in process at one time—which means your job is Marita’s focus!

Also, on July 11, 2022 Marita did a presentation for the Lubbock Women’s Club called “How Much for How Much” where she showed before and after photos of many of her projects and offered an approximate cost of each project. Drawing on her interior design education, Marita serves as designer and project manager/coordinator. She works with homeowners to make their ideas come alive! Typically, Marita helps select tile, paint, finishes, appliances, lighting—whatever is needed. Usually, once she gets a sense of what each homeowner is looking for, Marita presents three or four design options to get the conversation started. Sometimes it takes a few tries before what the homeowners are looking for is determined. Others are hit it on the first round. Once Marita knows where the project is going and the team gets started, she is on-site every day overseeing the project and will often make supply runs that will allow the team to stay focused on the task at hand. 

Triumph Properties generally works with skilled workers rather than licensed contractors. If homeowners want licensed plumbers and/or electricians, that’s possible—it just costs more. Materials are provided to the homeowners at Triumph’s contractor prices—which Triumph generally pays for upfront. Triumph’s contractor fee is 15% charge on all materials and services. All subcontractors are paid directly by the homeowners.

The next step is to bring in the various trades with whom Marita works to get a firm bid. Once the project is agreed upon, clients are asked to provide a small deposit to confirm the job—which will start on the agreed upon date.
